Job Description Summary The legal department supports all of Enterprise, with this role focusing on the Asset Resolution division of ECAM and the Real Estate Equity Asset Management Team. The position involves supporting issues related to troubled and REO low-income housing investments, working closely with National Field Operations and Real Estate Equity teams. The goal is to maintain the viability, quality, and affordability of Enterprise investments in low-income housing. This is a hybrid role based in Columbia, Maryland, or New York, New York. Job Responsibilities Provide legal counsel on Low Income Housing Tax Credit workouts and REO's for Housing Credit Investments. Advise on workouts and REO's for Real Estate Equity. Support legal aspects of partnership agreements, dispute resolution, loan documents, leases, easements, and real estate transactions. Collaborate with partners, funders, and regulators to resolve ongoing issues, including restructuring debt and replacing property management or general partner entities. Assess property funding needs to ensure long-term viability. Negotiate workout strategies with stakeholders. Provide timely and accurate information to Enterprise staff. Conduct legal research as needed. Travel occasionally. Qualifications JD or LL.M. and undergraduate degree. Minimum five years of real estate transactional experience. Admitted to practice law in one of the 50 states. Experience with low-income housing tax credits, debt restructuring, workouts, bankruptcies, and real estate documents is preferred. Strong analytical, communication, and relationship-building skills. Total Rewards Compensation ranges from $170,000 to $200,000, depending on experience and skills.
